Grade A building, grade A+ facilities: mechanical and electrical services for a newly refurbished landmark city-centre office.
Mechanical services installation involved the extension of LPHW heating from the existing boiler plant to ceiling mounted active chilled beams, air handling units, heating coils, perimeter trench heating coils and CHW chilled water.
New air handling plant was installed to provide tempered fresh air, plus general extract from the office areas and a dedicated toilet extract system. Domestic water services were installed in the core toilet areas and to provide drinking facilities within the offices.
Additional cooling via VRV air-conditioning systems was also installed to Level 1 to meet with the tenants' requirements. Dedicated mechanical services control panels linked to the BMS were fitted to provide control and monitoring to the heating, cooling and ventilation within dedicated zones of the building.
Electrical services involved the installation of a flexible under-floor bus bar system and ceiling void mounted cable basked containment, providing power and data. Lighting was in accordance in CIBSE codes of practice, using ceiling mounted recessed luminaires. A new L1 analogue addressable fire alarm system, complaint to BS 5839 was also installed, along with CCTV cameras within the lift lobby areas on each floor, integrating with the existing site CCTV systems.
