This project was a new Grade A office facility providing 100,000sq ft of open plan office space. Airedale provided a full design, coordination and build for this project based upon the clients brief. The project achieved a very good BREEAM rating. A key driver for the project was to design the services to give the maximum flexibility for any new tenants including providing sufficient spare capacity on the incoming power, sufficient riser and future plant space for the tenants use.

The mechanical installation consisted of active ceiling mounted chilled beams throughout. The beams were served by - LPHW from a gas-fired central boiler, CHW via central chillers on the roof, and air via a central AHU with heat recovery. The design of the chilled beam layout and the controls was such that the facility could be easily split into multiple spaces. The core area also had cooling via the central air system, toilet extract and domestic services via an incoming tank and booster and LPHW fed HWS cylinders.

The electrical works included: site infrastructure works, installation of cable management [floor boxes] lighting, emergency lighting, fire alarms, small power, CCTV, security, external lighting, power supplies to mechanical services and controls wiring.
